Snagging: Although your developer may offer a ten year guarantee (usually with Zurich or NHBC) it is only during the first two years that the developer is obliged to rectify quality of finish problems. If these problems are identified after this two year period, the cost must be borne by the homeowner. The remaining eight years of the guarantee only cover structural problems.
