Despite being shamed in the local press and 11 weeks since scaffolding was first erected it is still up and hey presto no further work done.
The house has a roof which is not to the spec laid down by the tile manufacturer and tile loss and dislodgment has occured in windy conditions
Water ingress was noted to all down stairs rooms and some up stairs rooms ( mortar on ties probable cause ) and a whole host of other poor works...including a still faulty heating system.
It has even been suggested to me I bought the house "as seen".

The builders web sites quotes aims of 100% customer delight..and attention to detail...If only this was true...I am far from alone with my problems or concerns.
Be very careful if you buy from these guys. You have been warned.

looks like they have found a place to store thier scaffold...tell them you will charge them storage for every extra week its there.

roofers time and time again fail to check manafactururers specs and will nail whenever they feel like it ...as this reduces the work load...the point is no one checks.

dirty cavities can be a cause of dampness inside a property

all houses are effectively sold as seen unless the law or builders contracts change ....

sorry to hear about your home but thanks for the heads up on this builder , please let us know how long it takes to get all your issues resolved.

100% Customer delight" I wondered where I had seen that before and it came to me in a Kwik Fit waiting room! even their slogan is stolen!

"Sold as seen" We have NHBC and survey companies to check homes old and new. Everything is sold as seen it doesnt mean when there is a problem it should not be put right at no cost to the customer.

How can any housebuilder who has built a new home over several months wash his hands of it when his shoddy, not to specfication work starts to fail? These people should hang their heads in shame. Their mothers must be very proud of them...not!

Roof tile "manufacturers specifications:

These will vary not just on roof pitch, tile type but also where the building is and how severe the prevailing winds are. All it takes is a call to Marley or Redland and the others and they will tell you over the telephone what the specification needs to be. They all have manuals and the reps will visit the sites and give these out (and a good diary at this time of year!) at no charge.

This one sounds like plain tiles on a too shallow pitch roof. As a "Rule" it should be nail every tile to the perimeter ie eaves, verges and ridge and then every third or fourth horizontally.

coming acorss this a lot latley ...especially with former show homes

builder scannot hide behind this well worn phrase .....buyers have the same rights to quality even though the house has been stood for a year ...in fact more so beause they only have a year left on the waranty

better still builders hould not arrange to have the SHOW HOMES inspected and CMLd by the warranty coampnay untill a abuyer is exchanged ....then the warranty is still fresh.

Not sure you are correct regarding the warranties of ex show homes.

Firstly they are being marketed as having a TEN year NHBC Buildmark Warranty. If this is not the case with the Show Home then there is a Property Misdescriptions and Tading standards prosecution waiting to happen.

Secondly, NHBC Buildmark as far as I know is a Ten Year warranty from when the home is sold not when it is finalled. Many new homes stand for months finished but unsold but still have a ten year warranty.

That said the old show home IS SECONDHAND.

At the bottom of the web page for the company is a note that the firm has called in the receivers. Should save people in the future a lot of misery. Zurich insurance have sent out loss adjusters to assess the remedial works needed which have been estimated circa £30,000 for my home alone...

The whole industry is in desperate need of greater safeguards for buyers of new homes.

Wow! £30,000 remedials for a "show home" and that is the insurance company's that will pay for the works estimate?

No wonder the builder has gone under.

brickkickers has a number of clients who have bought ballanyne homes....again with a zurich policy

i hope that they get a good a deal as you have ...well done

you have been very lucky ...some of my clients are having to pay out for thier own road when the bulder has gone bust
